The Sherbert Group’s Powerhouse Transformation Wins Prestigious Historic Rehabilitation Award

The Sherbert Group is proud to announce that The Powerhouse at University Center in Rock Hill, South Carolina, has been honored with the Journal of Tax Credits Historic Rehabilitation Award.

This award recognizes our efforts in transforming the former powerhouse structure into a vibrant mixed-use space featuring 37 apartments, an on-site brewery, restaurants space, an indoor/outdoor bar, and event spaces. This ambitious project required extensive demolition, remediation of six large boilers, and creative architectural solutions. Under guidance from the National Park Service, we also incorporated a striking four-story atrium to preserve the historic interior’s visual integrity.

To bring this vision to life, we utilized over $10 million in federal and state historic tax credits, along with state textile mill credits—a testament to the power of leveraging Historic Tax Credits (HTC) for meaningful redevelopment.
